 So how do you choose a home inspector? You could call around and get the cheapest price but that should actually be your last question. And what if everyone ends up being the same price? What would be your next criteria? Remember, this represents a possible thirty year commitment for you and your family, and the home inspector is the only one working for you. If you choose an inexperienced or unqualified inspector now, you will pay later in costly repair work.

  Some food for thought. If you buy your dream home and decide to move for whatever reason 6 months from now, and a different, much more experienced inspector comes out to inspect your house, that bargain home inspection won’t seem like such a bargain anymore.

Make a short list of questions when interviewing prospective home inspectors.

• Do you have any construction, remodeling or actual home building experience?
• Is your license current, (check with mass.gov.)
• Are you a member of ASHI
• Do you have any other license or certifications besides a home inspector’s license.
• Will I get my report at the time of the inspection?
• Are there pictures included?
• Are there any "extras" not covered in the initial cost.

   The company was founded in 1981 as a roofing and remodeling firm, and is currently located in Harvard MA. When we first started we installed roofs, built decks, installed siding, gutters, and replacement windows. We built additions and whole houses. We installed kitchens and bathrooms, and finished basements. We repaired wood boring insect damage, removed mold, installed attic ventilation systems and repaired foundation cracks.    One day a customer asked me to look at a house she was buying. What I didn't realize is that when I was done, I had just performed my first home inspection. The real estate agent at the home was impressed with the breadth of my knowledge, and suggested I should think about becoming a full time home inspector.

  I took that advice, slowly closed down the construction company and became a full time home inspector.

How much will it cost?

  The inspection fee for a typical one-family house varies geographically, as does the cost of housing. Similarly, within a given area, the inspection fee may vary depending upon the size of the house, its age, and possible additional services, such as septic, well, or radon testing. However, do not let cost alone be a factor in deciding whether or not to have a home inspection, or in the selection of your home inspector. The sense of security and knowledge gained from an inspection is worth the cost, and the lowest-priced inspector is not necessarily a bargain. Use the inspector’s qualifications, including experience, training, and professional affiliations, as a guide.

  The choice should be clear by now that we are the company you should use to protect your investment. But even we know in these difficult financial times, that what you want and what you can afford are not always the same.
